Joe and Janice Edwards started the company in 1983. Their sons Greg and Chris took it over in 1994 and still run it out of the office on Old Missouri Road, where Peggy answers the phone and everybody disappears for lunch from twelve to one.
Ask what the floor will hold, where the three-phase runs, whether the term's got any give in it. Somebody here already knows.

Building is the other half of this business, and we still hold ground to build on. Tell us the size, the height you need inside, how many docks and what kind of power, and we'll price a building around it and give you a date. Same goes for space that is already standing. Most of what a tenant needs changed is a wall, a door, or a panel, and all three are things we do ourselves.
Elm Springs is going up right now, 178,000 square feet on fourteen acres off Elm Springs Road. The shell tops out in the second quarter of 2027. Until then the inside is still a drawing, which is the best time to be talking to us.
Depends on the building, how much of it you take, how long you take it for, and what we have to build out inside. We quote it once we know those four things. Call (479) 751-9591 and you'll have a number quickly.

Almost always. Walls, dock doors, more power, office finish. Our own crews do that work, so you aren't waiting on a contractor to bid it, and we can tell you on the walk-through whether what you're asking for is easy or hard.
It varies by building. Wagon Wheel goes down to 4,800 square feet and Gutensohn to 2,600. The big distribution buildings don't split as fine. Each property page lists its minimum.
Then we'll build it. That's the other half of what this family does.
